You cannot coat across
a joint that moves

A crack is where a building moved without permission. A joint is where you gave it permission. The two look similar on a drawing and behave nothing alike on site — and no coating, however elastic, survives being stretched across a gap that opens and closes for the life of the structure.

Every waterproofing system on a building has one place where it is guaranteed to be tested to destruction, and it is almost never the open field.

It is the joint.

A membrane over a slab is asked to resist water. A membrane over a joint is asked to resist water while being pulled apart twice a day, every day, for as long as the building stands. Those are different jobs, and only one of them can be solved by choosing a better coating.

This is the rule the rest of the article exists to justify: you cannot coat across a joint that moves. Not with a superior elastomeric, not with three coats instead of two, not with a reinforcing mesh. If the gap moves and your system is simply painted over it, the only open question is which monsoon it fails in.

A crack and a joint are not the same thing

They get treated as the same item on site constantly, and the consequence is expensive.

Where the building moved without permission

Damage. Shrinkage, settlement, thermal movement, overload, corrosion of reinforcement. Nobody designed it. It may be dormant — the movement is finished — or live, still opening and closing with temperature and load.

JOINT

Where you gave the building permission to move

Designed. An expansion joint, a construction joint, an isolation joint between blocks, a movement joint in a podium. Put there deliberately, and it will move for the entire life of the structure. That is its job.

And the rule that connects them: a live crack must be treated as a joint. It is not a repair problem any more. The building has told you where it intends to keep moving, and the only sensible response is to formalise that.

Telling a live crack from a dormant one

You do not need instrumentation. You need patience and a date.

Treating a live crack as a dormant one is the most common way a competent repair fails within a year.

Why a coating tears at a joint, even a very elastic one

This is the part that surprises people, because the tin says 300% elongation and the joint only opens two millimetres.

A coating applied over a joint is bonded to the substrate on both sides. When the joint opens, all of that movement has to be absorbed by the tiny width of film spanning the gap — a strip perhaps a millimetre or two wide. The film is not stretching over its whole area. It is stretching over almost nothing.

Two millimetres of movement across two millimetres of unbonded film is 100% strain, concentrated at the exact line where the film is thinnest and least supported. Do that daily, add UV and heat, and the film tears along the joint like a perforation — then holds water in the gap rather than out of it.

The answer is never a better coating. It is a debonded span — something that bridges the gap while being deliberately not stuck across the moving zone.

The backing rule

Joint tapes are usually discussed by their membrane. They should be specified by their carrier — the backing — because the carrier decides how the tape is installed, whether it can be covered, and what it can be bonded with.

This is the rule worth writing on a drawing.

Two consequences fall straight out of that table, and both are violated on Indian sites weekly.

An aluminium-carrier tape that has been coated over has been installed wrong. The carrier exists precisely so the tape stays a separate, exposed, replaceable element. Burying it defeats the design.

A fleece tape left exposed has also been installed wrong. The fleece is not the waterproofing — it is the anchor for the membrane that goes over it.

The tape is not a product decision. It is a detail decision, and the carrier is the part of the specification that tells the applicator which detail he is building.

Two classes of movement

Once the carrier is settled, the second question is how much movement and how much water pressure the joint has to take. The range separates into two classes.

A joint in a terrace parapet upstand and a structural separation between two blocks are not the same specification — and the gap between 139% and 580% is exactly why.

Five questions that select the detail

In order. Each answer narrows the next.

Does it move?

If yes — joint or live crack — no coating goes across it unsupported, whatever else you decide.

How much does it move?

A hairline thermal joint in a parapet and a structural separation between blocks differ by an order of magnitude. This sets the class.

Is there water pressure on it?

A terrace joint sees running water. A basement or tank joint sees head pressure. Pressure rules out most options immediately.

Will it be covered, or must it stay visible?

Covered means fleece, embedded into the system. Exposed means an aluminium carrier that stays inspectable and replaceable.

Is it flat, or is it a corner?

An upstand, a wall-to-floor junction and a sunken-slab perimeter need a carrier that forms an L without lifting at the arris.

Answer those five and the product has chosen itself. Skip them, and somebody on site picks the tape that is in the store.

The joints nobody put in the scope

Where joints get missed on Indian projects, in rough order of how often we find them untreated.

Terrace-to-parapet upstand

The most-failed detail in the country. The horizontal is treated, the vertical is treated, and the junction between them is treated as neither.

Pipe penetrations

A penetration is a joint that happens to be round. Different material, different movement, almost never detailed.

Podium-to-building separation

High movement and catastrophic access — failure means excavating the landscape to reach it.

Between blocks

Two structures move independently by design. That joint is somebody's expansion joint and usually nobody's scope.

Also routinely missed: the tank wall-to-base construction joint, the plinth at grade level, and slab-to-beam junctions inside wet areas. Every one of those is a line on a drawing, and every one can be specified before a bag of cement arrives — which is the point of treating waterproofing as a stage rather than a rate.

Where sealant belongs — and where it is habit

None of this is an argument against sealant. It is an argument against sealant as a default.

A polyurethane or polysulphide sealant in a properly formed groove is a good solution for a genuine movement joint of modest width, provided three things are true:

Where sealant is being asked to do what it cannot: acting as the waterproofing at a structural joint under water pressure, spanning a joint wider than its capability, or sitting in a saw-cut groove with no backer rod because that is how it has always been done on that contractor's sites.

A structural movement joint carrying water pressure needs a bonded, debonded-span tape system. A window perimeter needs a sealant. Specifying the second where the first belongs is the most common technical error we see on joints — and it is almost always habit rather than judgement.

What to write into the specification

A joint specification that only names a product is not a specification. Five items, one line each.

Then add one sentence after them: no coating is to be applied across a movement joint without a detailed joint system. That sentence, in a BOQ, prevents more failures than any product selection in it.

Frequently asked questions

What is the difference between a crack and an expansion joint?

A crack is unplanned movement — damage. A joint is planned movement, designed into the structure and expected to keep moving for the building's life. A crack may be repairable; a joint must be detailed with a system that can move with it.

Can a waterproof coating be applied over an expansion joint?

No. A coating bonded on both sides of a moving gap concentrates all the movement into the narrow span of film across the joint, which tears. The joint needs a debonded span — a tape system — and the coating ties into it.

How do I know whether a crack is live or dormant?

Mark it, date it, and observe across a season change. If the width varies with temperature, or a rigid tell-tale across it fractures, the crack is live and should be treated as a joint rather than repaired as a crack.

Why does the carrier of a joint tape matter more than the membrane?

Because the carrier determines the installation. An aluminium carrier stays exposed and must never be coated over; a polypropylene fleece carrier is designed to be embedded into the liquid membrane. The wrong carrier gives you a correct product installed incorrectly.

Is PU sealant enough for a movement joint?

Sometimes — for a modest joint with correct groove geometry, a backer rod, and movement inside the sealant's accommodation factor. It is not enough for a structural movement joint under water pressure, and it is not a waterproofing system on its own.

Why do terrace parapet junctions leak so often?

Because the horizontal surface is treated by one logic and the vertical by another, and the junction between them is treated as neither. It is a corner joint, it moves differently from both surfaces, and it needs a corner detail rather than more coating.

Are pipe penetrations joints?

Functionally, yes — a penetration is a circular joint between two materials that move differently. That is why so many terraces and bathrooms leak around pipes while the open field stays sound.

Can a joint detail be added after the finish is laid?

Rarely, and never cheaply. A joint buried under tiles, screed or landscape can only be reached by removing what covers it. Joints belong in the specification before the finish goes down.
