The Waterproofing Window

There is one moment to waterproof each part of a building. Every moment after that is a repair. This is the timing table — foundation before backfill, sunken slabs before the fill, terrace before flooring, tanks before commissioning, elevation before final paint — and what each part becomes once its window has closed.

Nobody calls a waterproofing company while a building is going up.

They call when there is a stain on a ceiling. That is the trigger, and it is a reliable one — a leak is loud, visible, and someone is angry about it. A building under construction produces no such signal. Nothing is wet. Nothing is failing. Every trade on site is busy with something that is visibly incomplete, and waterproofing is the one item that looks equally fine whether it was done properly, done badly, or not done at all.

So it gets postponed. Not decided against — postponed. And the postponement is invisible, because the thing being postponed has no deadline written anywhere on the programme.

It does have a deadline. Every part of a building has exactly one moment when it can be waterproofed properly, and that moment is defined not by the calendar but by what covers it next. Once the backfill goes in, once the fill goes into the sunken slab, once the tiles go down, once the tank is commissioned, once the final coat of paint is on — the window has closed. Everything after that is not waterproofing. It is repair.

Five ways waterproofing disappears from a new build

None of these is a decision anybody remembers making.

It is inside the civil rate

The contractor's rate includes "waterproofing", so it is covered. Nobody asks what system, what stage, or verified how. The line exists; the work is undefined.

The choice is left to site

No system was specified, so the decision falls to whoever is holding the trowel that morning — chosen on what the local hardware shop had in stock.

It is postponed past the structure

Structure first, finishes later, waterproofing somewhere in between. For the foundation and the sunken slabs, "after the structure" is already too late.

It is cut when the budget tightens

Every project has the week where numbers come down. Waterproofing is an easy cut precisely because nothing visible changes when you make it.

And the fifth, which is structural rather than budgetary: five petty contractors, and nobody owns the envelope. One man for the terrace, another for the toilets, another for the tank, another for the elevation. Each is responsible for his own area, and none of them is responsible for the building being dry.

The window table

This is the centre of the argument. Read the last column carefully — that is what the same work becomes after the window closes.

There is no row in that table where the later option is cheaper, faster or better. Every one of them involves removing work that has already been paid for, in a building that is now occupied or nearly so, to reach a surface that was accessible and clean a few months earlier.

A leak tells you the window closed. It never tells you when — that was months earlier, on a day when everything on site looked fine.

Three more windows most programmes miss

The five above are the ones people eventually think of. These three are usually discovered after the fact.

The podium row deserves particular attention. It is the one place in a building where failure is not a repair at all — it is a demolition of mature landscape, drainage and paving to reach a membrane that cost a fraction of what has been laid over it.

Why the cost changes so sharply once the window closes

Not because prices rise. Because the work becomes a different kind of work.

You lose the accessible side

This is the technical heart of it. Waterproofing applied before backfill sits on the positive side — the face the water arrives on — and water pressure pushes the barrier against the structure. After backfill, the only face you can reach is the negative side, from inside, where the same pressure now pushes against the back of the coating, trying to lift it off. The material is doing the harder job, in the harder direction, with less to hold it on.

You have to remove finished work first

The barrier costs the same. Breaking out a tiled bathroom floor, disposing of it, redoing the fill, the screed, the tiles and the skirting does not.

The building is occupied

Nobody moves out of a flat for a terrace treatment, and nobody drains a functioning water tank on a whim. Work that took uninterrupted days during construction now happens in slices, around people.

The evidence is gone

During construction you can flood a terrace for 48 hours and watch the ceiling below while the barrier is still exposed and still correctable. Afterwards you can only wait for rain and hope.

And the warranty changes

This is the part most owners never connect. The reason a waterproofing company can offer its longest period on new construction and a shorter one on remedial work is not marketing generosity — it is exposure. On a new build we control the substrate, the sequence, the detailing and the test. On a repair we inherit somebody else's slab, somebody else's fill and somebody else's history. What to put in the planning

Nothing in this article requires a change to a design. It requires five lines in a schedule.

The last one is worth insisting on regardless of who does the work. A 48-hour flood test, with the space below inspected while the barrier is still exposed, is the only moment in a building's life when waterproofing can be proved rather than assumed. It costs a few days. It is the difference between a terrace that is known to work and a terrace that everybody hopes works.

The one question that keeps a window open

At every stage meeting, on every part of the building, someone should be asking:

"What closes over this — and when?"

That question does the whole job. It converts an invisible item with no deadline into a dated one. It surfaces the sunken slab in the week before the fill rather than the month after the tiles. It gets the terrace treated before the coba rather than under it. And it makes the person who was going to say "we will deal with waterproofing later" say out loud what "later" actually means.

Because on a building, later is not a time. It is a price.

Frequently asked questions

When should waterproofing be done in new construction?

Each part has its own moment, set by what covers it next: the foundation before backfill, sunken slabs before the fill, the terrace before flooring, tanks before commissioning, and the elevation before the final paint. There is no single "waterproofing stage" in a project — there are five or more, spread across the whole programme.

Can waterproofing be done after construction is complete?

Yes, and it frequently is — but it is a different job. You lose access to the positive side, you have to remove finished work to reach the substrate, the building is occupied, and nothing can be flood tested before it is closed. It is remedial work, and it carries a shorter warranty for that reason.

What is the difference between positive-side and negative-side waterproofing?

Positive side is the face water arrives on, where pressure pushes the barrier onto the structure. Negative side is the opposite face, where the same pressure pushes against the back of the coating. Positive-side treatment is almost always the stronger option, and on a foundation it is available only before backfill.

Our contractor's rate already includes waterproofing. Is that enough?

It depends entirely on what the line defines. Ask which system, at which stage, to what thickness, with which detailing at junctions and penetrations, and how it will be verified. If the answer to any of those is "the contractor will decide on site", the line covers a cost, not a scope.

Which stage is most often missed on Indian projects?

Joints and pipe penetrations. They fall between trades — the plumber makes the hole, the civil contractor finishes over it, and nobody owns sealing it. This is why terraces and bathrooms leak at the edges and around pipes far more often than in the middle of the field.

Does waterproofing early actually cost less overall?

The material cost is broadly the same. What changes is everything around it: no demolition of finished work, no disposal, no reinstatement, no working around occupants, and no repainting or re-tiling to match. The saving is in the work you do not have to undo.

Why is the warranty longer on new construction than on repair work?

Because the exposure is different. On a new build the substrate, the sequence, the detailing and the testing are all controlled from the beginning. On remedial work all of that is inherited. We are already past some of these windows. What now?

Then those parts get diagnosed rather than specified — a genuinely different exercise, starting from where water is entering rather than from a drawing. The windows still open on this project are worth protecting now, and any part already closed should be looked at before the next trade covers it further.
