Water shows you where it came out,
never where it went in

A damp patch is an exit, not an entrance. It marks the place where water finally found air — which can be metres from where it entered, and on a different floor. Here is how to read a leak: what the timing tells you, what the location rules out, and the two tests you can run yourself before anyone quotes you a rate.

There is a stain on your ceiling. Roughly circular, slightly darker at the edge, and it has been there since the second week of the monsoon.

Almost everyone does the same thing next: they look at the ceiling, work out what is directly above it, and conclude that whatever is up there is the problem. If it is a terrace, the terrace has failed. If it is a bathroom, the bathroom is leaking. If it is a neighbour's flat, the neighbour is at fault.

That reasoning is wrong often enough to be dangerous, and it is the reason so many people have paid to treat the wrong surface — sometimes twice.

Water is not a straight line. It enters at a defect, travels along whatever path is easiest, and appears at the first point where it can evaporate or drip. The stain marks the exit. The entry can be metres away, on a different plane, and frequently on a different level of the building.

The two rules that explain almost every leak

Rule 01

Water moves down, but it moves sideways first

A slab is not a smooth funnel. Water entering at a parapet junction runs along the top of the structural slab, under the screed, until it finds a low point, a crack, a conduit or a joint. That may be ten metres from where it entered.

Rule 02

Water appears where it can leave

Trapped water does not stain. It stains where it reaches a surface that lets it evaporate. That is why stains cluster around light fittings, ceiling corners, beam lines and wall junctions — those are the weak points of the plaster, not of the waterproofing.

Put the two together and you get the sentence that governs everything below: water shows you where it came out, never where it went in.

The timing table

This is the single most useful diagnostic tool a non-technical person has, and it costs nothing to use. Note when the patch appears and when it goes.

Two rows deserve emphasis, because they are the ones people get backwards.

Row two is why owners are told the leak is coming from somewhere else. A patch that appears late and stays for weeks is the signature of a saturated fill layer — coba, sunken-slab fill, a terrace garden's soil. That layer is holding water and feeding the slab long after the sky has cleared, so nothing about the stain correlates neatly with rainfall. Which is precisely why it gets misread.

Row three is the one that saves money. If the damp is identical in January and July, rain is not the cause. Treating the terrace will change nothing — and a great many terraces in this country have been re-waterproofed to fix a plumbing leak.

Where it showed, and where it could have come from

The location of a stain narrows the search. It rarely closes it.

The conduit row surprises people most. An electrical conduit is a smooth pipe running through the slab and down the wall. Water that finds it travels along it and emerges at the first fitting — which is why so many ceilings stain in a neat ring around a light point that has nothing wrong with it.

Reading the failure itself

What the surface is doing is evidence, not just damage.

Efflorescence deserves its own line. It is proof that water has passed through the material rather than merely sitting on it — a different problem from a surface stain, and one that needs a different answer.

The four questions, in order

This is the sequence a trained inspector uses, and the order matters — each answer narrows what the next question has to consider.

When does it appear, and when does it go?

Timing eliminates whole categories before anyone touches a surface.

Where does it show, and where could it have come from?

List every entry point that could drain to that exit — not just the one directly above it.

What has been done here before, and by whom?

A coating already on the surface can trap water. A patch that moved after the last repair is telling you the earlier work redirected the path rather than stopping it.

Whose problem is it?

On a flat, a shared wall or a society building, this decides who can authorise the work. Not a technical question — and skipping it is how jobs stall after diagnosis.

Two tests you can run yourself

Neither costs anything, and both produce better information than another photograph.

The outline test

Dry the patch as far as you can. With a pencil, draw around the exact edge of the damp area and write the date beside it. Check after the next rain, and again after a dry week. If the outline grows during rain, it is rain-driven. If it grows in dry weather, it is not.

The isolation test

If plumbing is suspected, stop using that line — the bathroom, the tap, the tank inlet — for 48 hours and watch the patch. If it dries and stays dry, you have your answer without opening a single wall. If nothing changes, plumbing is unlikely to be the source.

And two things not to do. Do not paint over it — you lose the evidence and change nothing. Do not let anyone coat a wet surface; a coating applied over trapped water seals the water in, the patch appears to go for a season, and it returns worse because the wall can no longer dry in either direction.

A photograph shows you the exit. It cannot show timing, history, or what sits above and behind — which is why a rate quoted from a photograph is a guess dressed as a quotation.

Why we will not diagnose from a photograph

You can send a photograph to almost any waterproofing company in India and get a rate back the same day. We will not do that, and it is worth explaining why rather than simply declining.

A photograph cannot show when the patch appears or goes, what is above or behind it, what was done here before, or whether the surface is wet now or stained from last year. When a guess made on that basis turns out wrong, the customer has paid to treat a surface that was never the source.

This is the most common way people end up paying for the same leak two and three times. Not because a material failed, but because nobody established what was actually happening before selling a solution.

What a proper inspection produces

A site inspection is not a man looking at a stain. It produces a written record with six parts.

Section four is what separates a diagnosis from a guess. A company that tells you the cause but cannot tell you what would confirm it has given you an opinion.

Four misdiagnoses we see constantly

Blaming the field of the terrace

The parapet junction failed. The whole terrace gets re-coated at full cost, the junction stays open, and the leak returns.

Blaming the flat above

Relations sour, and the actual source turns out to be a common wall, a shaft, or a shared drain.

Blaming the paint

The paint is a symptom. An exterior wall that will not hold paint is usually wet from behind or below.

Treating the room where it shows

The most expensive error of all — that room is the one place you know the water is leaving.

Frequently asked questions

Why is the damp patch on my ceiling not directly below the leak?

Because water travels along the top of the slab, under screed and fill, and along conduits before it finds a place to escape. It appears where it can evaporate, which is usually the weakest point of the plaster, not the point of entry.

My ceiling stain appears weeks after the rain has stopped. What does that mean?

It usually means a saturated layer above is holding water and feeding the slab continuously — coba, sunken-slab fill, or soil in a terrace garden. This is why the stain will not correlate with rainfall, and why it is so often blamed on the wrong source.

The damp is there even when it has not rained for months. Is it a waterproofing problem?

Probably not a rain-ingress problem. Constant damp regardless of season points to plumbing, a tank, or continuous ground water. Treating the terrace in that situation changes nothing.

How can I tell whether it is a plumbing leak or seepage from outside?

Stop using the suspected line for 48 hours and watch the patch. If it dries and stays dry, it is plumbing. If it is unchanged, it is not. Timing does most of the work: rain-linked means envelope, use-linked means plumbing.

What is the white powdery deposit on my wall?

Efflorescence — salts carried through the masonry by moving water and left behind as it evaporates. It is evidence that water has passed through the material, not merely sat on it.

Can you tell me the cause from a photograph I send on WhatsApp?

No, and nobody honestly can. A photograph shows the exit, not the entry, the timing, or the history. We can tell you what a photograph rules out and what to look for, but a diagnosis and a rate require a site visit.

Should I repaint the damp patch until I can get it fixed?

No. Painting over it destroys the evidence, changes nothing about the cause, and if the coating is impermeable it can make the wall worse by preventing it drying. Mark the outline with a pencil and a date instead.

How long does a proper site inspection take?

Long enough to establish timing, examine every entry point that could drain to the exit, and find out what was done before. Normally under an hour for a flat, longer for a building — and it ends with a written record rather than a verbal opinion.
