What waterproofing actually
costs per sq ft in India

You searched for a rate. Every rate table you found was written by somebody who has not seen your building — which is why this article gives you the arithmetic instead. Run it on your own numbers and you will know what your waterproofing costs, and which of the quotations on your table is the expensive one.

Somebody will give you a number today.

Send a photograph on WhatsApp and a rate comes back the same afternoon — ₹18, ₹35, ₹60 per square foot, delivered with confidence by a person who has not seen the terrace, does not know what is under it, and has not asked what happened the last two times it was treated.

That number is not a price. It is a guess with a currency symbol in front of it, and the reason it is so easy to give is that it is attached to nothing.

We are not going to give you one. What follows is more useful: the method to work out what your job should cost, run on your building, by you.

Why nobody can honestly quote a rate from a distance

The same square foot of terrace can legitimately cost three times as much on two buildings standing next to each other. What moves it:

Total areaMobilisation is a fixed cost spread across the job. 500 sq ft carries it badly; 50,000 sq ft carries it easily
Whether testing is includedA flood test costs a few days. Most quotations do not have one — which is part of why they are cheaper

A rate quoted without knowing those seven things is not cheaper or dearer than anyone else's. It is simply not comparable to anything.

You are not buying a price. You are buying an interval.

The reframe that makes the decision easy

Nobody wants waterproofing. What people want is a dry building — and what they are actually buying is the number of years before they have to think about this again.

A treatment at one rate that lasts eight years and a cheaper one that lasts three are not two prices for the same thing. The second is a rental agreement with extra steps.

Once you accept that, the comparison stops being a rate comparison and becomes arithmetic. And arithmetic can be checked.

Three multipliers

Every waterproofing decision is governed by three factors. Most quotations discuss only the first.

Frequency

How often must this be done again? This sets the annual cost — and it is the number nobody writes down.

Consequence

What happens downstream when it fails? The same leak costs one amount above a store room and another above a finished flat or a car park.

Access

What must be removed to reach the failure? Almost nothing on an exposed terrace. Under a podium, more than the entire original scope.

Find your interval

How many years since the last treatment of this same area? Not what a brochure claims — what actually happened in your building. If it has been done twice, you have two intervals and a better average.

What you paid, or have been quoted, for the treatment itself. Material and labour, the full bill — not the rate.

Add the consequential cost you forgot

When that area last failed, the waterproofing bill was not the only bill. Add whatever applies:

  • Repainting ceilings and walls
  • False ceiling repair or replacement
  • Flooring, skirting, wardrobes, furniture
  • Electrical and fitting repairs
  • Rent, relocation or loss of use during work
  • Business downtime, if commercial
  • The cost of the previous failed attempt
  • Removing and reinstating anything above the membrane

Annualise over a horizon you choose

Pick the horizon yourself — how long you intend to own or hold this building. Ten years for an owner-occupier, longer for a society, shorter for a developer who will hand over. The horizon is yours, and it changes the answer.

Apply the access multiplier

If the waterproofing sits under something that must be removed to reach it — soil, landscape, tiling, a pool deck, fixed equipment — add the cost of removing and reinstating all of it to step 3 before dividing.

This is the step that changes podium and terrace-garden decisions completely, and the reason a cheaper membrane under a landscape is never cheaper.

Now run the same five steps on the quotation in front of you, using its written warranty period as the interval. The two annual figures are comparable. The two rates never were.

Why the cheapest quotation is usually the expensive one

Not because cheap contractors are dishonest. Because a lower number nearly always describes a different scope. Look for what is missing rather than what is included.

That is not a cheaper version of the same job. It is a different job — and it is the one that fails.

What a quotation must state to be comparable at all

Before comparing two numbers, check both documents contain the same eight things. If one does not, you are not comparing quotations — you are comparing one quotation with a number.

Where this arithmetic does not apply

Two situations, and it is worth being straight about both.

New construction, before anything is built. There is no history to draw an interval from and no failed attempt to compare against. Here the question is not lifecycle cost but timing — every part of a building has one moment when it can be waterproofed properly, and the cost of missing that moment is not a rate at all. It is demolition of finished work.

When the numbers are not written down. This method runs on figures you can see and read back. Done from memory, on estimates and impressions, it produces a confident answer worth nothing. If you cannot find the numbers, the honest conclusion is that you do not yet know — which is still better than a wrong number.

What we will and will not tell you

We will not quote a rate without an inspection.Not on the phone, not from a photograph. Everything above is the reason.
The only service life we state is the warranty period on the document.Ten years on new construction, five on corrective work, both from the date of application. Any longer figure quoted by anybody, including us, is marketing rather than a commitment.

We would rather you ran the numbers and chose someone else than skipped them and chose us. And when somebody does give you a rate over the phone, ask what it includes. The answer to that question is worth more than the number.

Frequently asked questions

What is the waterproofing cost per sq ft in India?

There is no single honest figure. The same square foot varies by application, substrate condition, how much of the area is detailing, access and height, the system specified, total area, and whether testing and a warranty are included. Any rate quoted without knowing those things is not comparable to another rate.

Why won't waterproofing companies give a rate on the phone?

A reputable one will not, because the rate depends on what is under the surface and what was done before — neither of which is visible in a photograph. A rate given without an inspection is usually revised upward once work begins, or honoured by cutting scope.

How do I compare two waterproofing quotations?

Convert both to a cost per year: add the direct cost and the consequential costs, then divide by the expected interval, using each quotation's written warranty period. Also check both documents state the same eight items: area with verticals separate, named system, preparation, detailing, coats and thickness, testing, warranty, exclusions.

Is cheaper waterproofing always worse?

Not always, but a materially lower number almost always describes a different scope — usually missing preparation, detailing, testing, thickness or the vertical areas. Find what is absent rather than assuming the same job is being offered for less.

What is lifecycle cost in waterproofing?

The total cost of keeping an area dry over a period you choose, rather than the price of one treatment. It includes the treatment, the damage caused when it fails, and the cost of reaching the waterproofing again — divided by the number of years each treatment lasts.

What are consequential costs in a leak?

Everything the leak damages and disrupts: ceilings, paint, false ceiling, flooring, furniture, electrical fittings, loss of use, rent or relocation, business downtime, and the cost of any earlier failed repair. They are frequently larger than the waterproofing bill and almost never appear in a comparison.

Does a bigger area cost less per square foot?

Usually yes, because mobilisation is a fixed cost spread over the job. It is also why a small terrace with many penetrations can cost more per square foot than a large, simple one — the detailing does not scale down.

How long should waterproofing last?

Ask for the period on the written warranty rather than a claimed service life. On our certificates that is ten years for new construction and five for corrective work, both from the date of application. A number quoted verbally is not a commitment.
